New residential building Saltaire Apartments sits across from the iconic Cronulla waterfront offering ocean views and luxurious living.
The 10-unit project on Prince Street designed by Vic Lake Architects (VLA) is inspired by and has been built to capture the full awe of the sea.
Working to complement the natural setting, materials were chosen that can withstand coastal climates. The foundations of which was Ritek Wall Systems.
“With Saltaire’s close proximity to The Wall, a well known surf beach, we relied upon the plastic webbing and aluminium framing to resist corrosion from this harsh environment. A waterproof membrane was also applied to all exterior surfaces as an added precaution prior to the stone cladding being installed,” says Nicolas Papas, Architect, VLA.
The project designers were able to articulate the scale of the building quickly in the construction stage with the use of the Ritek Wall System.
“We were able to convey the size and grandeur of the project earlier in the project with Ritek than would normally be possible with other construction methods,” says Nicolas.
With such wide usage of the Ritek system across the entire build significant time and cost savings were made as the panels were pre-fabricated to the architect’s drawings and engineer’s specifications and delivered to site complete with an insulation layer bonded to the inside of the exterior facing panel allowing for a high thermal rating of up to R-value 4.8.
“In Saltaire, the insulated Ritek Wall System eliminated the need to install studwork with bulk insulation inside the exterior walls making for a thinner finished wall width, reducing the amount of waste and material handling onsite and affording the apartments every possible square metre within the building footprint,” concludes Nicolas.

Simple Solutions to Complex Challenges in Toowong
Providing solutions for high density residential and commercial development projects, Ritek Walls Systems, continues to push the boundaries of building technology with a permanent formwork wall system that solves complex construction challenges.
The modern, architect-designed Centra Toowong residential apartment tower is the largest building in Queensland constructed using Ritek XL Wall System.
Positioned in the heart of Toowong in southeast Queensland, the 14-storey building boasts both city and river views.
“Centra Toowong is the seventh consecutive project in which Aspect Property Group utilised Ritek XL Wall System for the building structure, throughout the complex in stairways, lift shafts, partition walls, passage walls, balustrades and for external walls. This speaks to the reliability and effectiveness of the system as a high-quality solution to projects of such a large scale,” says Brenden Ewings, Project Manager, Aspect property Group.
With wide usage of system across the entire build significant time and cost savings were made as the efficient Ritek XL Wall panels were pre-fabricated to custom dimensions and delivered to site.
“Ritek was the best way to meet the tight construction program with limited site space and access. Weather was not a major concern as the System allows for a quick set-up and concrete pour, creating a wall that’s straight and strong,” continues Brenden.
The builder was able to undertake innovative construction methods due to the Ritek XL Wall System including prefabricated bathroom and laundry pods.
Brenden continues, “The Ritek XL Wall System gave room to use more creative approaches with building while not detracting from quality of finish.”
The resulting building has a superior quality finish that was facilitated through the use of the Ritek Wall System which supports a variety of different façade applications that brings the building to life.
Student Accommodation
Aspect on Benson is a multi-residential commercial project consisting of 72 x 2 bedroom apartments which utilised over 9,800m² of the XL Wall Panel.
“We specified the Ritek XL Wall System for this project due to the speed of construction offered. 10 day floor cycles for the install of the wall system were achieved and a total of 14 months to complete the project.”

The wall panel thicknesses for this project varied from 115mm to 265mm.
Wall System Apartments
Arbour on Charlotte, based in Chermside, is a modern, multi-residential commercial project consisting of two stages.
Stage 1 – 7 storey building consisting of 40 x 1 Bedroom Apartments and 29 x 2 Bedroom Apartments and utilised approximately 4,148m2 of the Ritek XL Thermal and XL Wall Panel combined.
Stage 2 – 10 storey building consisting of 37 x 1 Bedroom Apartments and 37 x 2 Bedroom Apartments and utilised approximately 4,994m2 of the Ritek XL Thermal and XL Wall Panel combined.
“The Ritek XL Thermal panel was specified due to its versatile ability to envelope the walls meeting BCA Part J thermal requirements. Internally, the XL Wall panel was used. Our company has used the Ritek wall system on a number of previous projects and familiar with the wall systems ability to meet the projects structural requirements”

The 200mm XL Wall Panel and 200mm XLT Wall Panel were specified for this project.
Multi-Residential Wall System
Union Street Apartments is a multi-residential commercial project consisting of 24 x 1 bedroom apartments and 24 x 2 bed-room apartments. 5,900m² of the XL Wall Panel was incorporated into the interior and exterior of the design.
“The Ritek XL Wall System was specified for this project due to the detailing of the system, significant speed of construction and the clean, safe work areas achieved when using a Ritek Wall System.”
Builder
XL Wall System thicknesses of 150mm, 200mm to 265mm were utilised in this project.
Student Accommodation
Urbanest Student Accommodation, based in Glebe NSW, was specifically designed and constructed as student accommodation.
Designed by Antoniades Architects and constructed by Infinity Construction for Urbanest Student Accommodation, the building has 5 levels and is built around a central landscape courtyard. The project consists of 185 exclusive twin share and private studio beds directly opposite the main University of Sydney
The structure includes a Ritek XL Wall System, with an external face of brickwork finish.
6, 572m2 of the XL Wall System were utilised in this project comprising of the 115mm, 165mm and 200mm XL Wall Panels.
Wall System Apartments
Located lakeside at Kawana Island, this prized north east facing development captures tranquil water views and gentle sea breezes. Consisting of 74 stunning 2 and 3 bedroom apartments, the exterior façade incorporates a range of external finishes on the Ritek Wall System including timber, cladding and render, each of which complement the stunning aesthetics of the development. Over 7,250m2 of XL Wall Panels were specified for this project, consisting of : 200XL, 165XL, 150XL & 200XL and were used for intertenancy (party) walls and external walls.
Wall System Apartments
Atrium Apartments consists of 48 one, two and three bedroom apartments over 5 floors, with 3 levels of basement parking.
Each apartment is built off an atrium located in the building’s heart, open to the sky whilst providing shelter for residents.
“The building has been constructed using ‘Ritek’ which is a priority prefabricated permanent formwork wall system which is then finished off with face brick and feature brickwork”.
Builder
5,771m2 of Ritek XL Wall System was used in the construction of this development. The Ritek Wall System was used for selected stairwells, lift shafts, intertenancy walls, basement and external walls.
Wall System Apartments
Galand and Sons Construction was the Winner for the 2016 Master Builders Association NSW ‘Housing for $500,001 – $700,000’ Housing Category. According the judges “A lot of effort was put into the external appearance of this block of units, with excellent use of different materials. The common areas are full of natural light and internal finishes are excellent throughout. This job was the first big development for this building company and it shows they wanted to make it stand out.” Over 6,500m2 of XL Wall Panels were specified for this project, consisting of : 115XL, 165XL, & 200XL and were used for intertenancy (party) walls and external walls.
Wuckert Junctions Hermannberg
This 7 storey apartment tower located beachside at Coolangatta, consists of 18 luxurious three bedroom apartments and two x four bedroom apartments. The seven storey apartment tower sits above St. George’s House, a three storey platform providing Holiday accommodation for members of the Australian Defence Force, Veterans and their dependants. Over 6,500m2 of XL Wall Panels were specified for This project, consisting of: 200XL, 135XL, 115XL from Level 1 through to Roof Level.
